PropPipeline is a marketplace that connects wholesalers who have off-market properties with investors looking for deals. Browse, filter, and subscribe to sellers, or promote your listings for more visibility.

Wholesalers post deals. Investors search on Browse Deals or the map view, and we match listings to each investor's Buy Box (their criteria) to surface the best fits.

A Buy Box is your saved investment criteria (location, price, ARV, beds/baths, property type, etc.). We use it to automatically match new listings to you and populate your dashboard and email digests.

Use Browse Deals or the map view, set filters, and save a Buy Box. You can also favorite wholesalers to get notified when they post new properties.

VIP members get early access to new listings based on tier. If a deal is locked for your tier, you'll see a teaser and the unlock time. Compare tiers and perks on the Membership page.

ARV is the estimated value after repairs. Equity or Profit or Potential Profit ≈ ARV − (Asking Price + Estimated Repairs). Numbers are provided by the seller and are for your evaluation; always verify. This estimate does NOT include overhead, financing, holding costs, or closing expenses. All figures are based on the numbers provided by the wholesaler and have not been independently verified.

Go to your dashboard or navigation bar and click Post a Deal. You must be logged in to Post a Deal. Add photos, specs, repair estimates, and your contact info. You can save as Draft, then publish when ready.

Yes. Promotion lifts your deal above standard results and adds a badge. Start from the property page or Membership for details.

Inquiries arrive in your personal email Inbox and are also available on the Buyer Inquiries page. As a Wholesaler, you can view Buyer Inquiries in PropPipeline.

To keep your workspace tidy, Draft listings are automatically moved to Archived when they’ve been inactive for a while. No email notifications are sent.

Archival rules

  • Never-touched (15 days): Draft was created but never edited or published.
    Criteria: you created a draft and made no changes after creation, and it’s been 15+ days since it was created.
  • Stale (60 days): Draft was edited at least once but hasn’t been published for 60+ days.
    Criteria: you edited a draft (or saved changes) at some point, but there’s been no publish and no new edits for 60+ days.

What happens?

The listing’s status changes to archived. No emails are sent. You can still view the listing in read-only mode.

Save is for working drafts and edits. You can save your property anytime to update details, add photos, or make changes without affecting the public view or expiration date.

Publish makes your listing public. The property becomes visible to investors, enters the 21-day lifecycle (or longer if you add promotions), and may trigger notifications such as Buy Box matches or Favorite Wholesaler alerts.

How it works

  • Before Publish: Save as Draft as many times as you like — no timers run, no one else can see the property.
  • After Publish: Your listing is live. You can still use Save to update the property without restarting the expiration clock.
  • Expiration: Only starts when you first publish. Editing/saving later doesn’t reset the clock.

Tip: Use Save while preparing your deal, and only Publish when you’re ready for investors to see it. Save is for your workspace; Publish is for going live.

  • Upgrade: takes effect immediately; any difference is prorated.
  • Downgrade: scheduled for your next billing cycle; your current perks remain until then.
  • Cancel: you retain access until the end of the current billing period.

Refunds are generally not offered for elapsed billing periods. If you believe there's been an error, please reach out to support and we'll review it.

We use modern authentication, role-based access controls, and secure storage. Sensitive actions are logged and monitored. You can manage your account and sessions in your profile settings.

You can change your password in your profile settings. Scroll to the "Change Password" section at the bottom of the page. If you've forgotten your current password, use Forgot Password from the sign-in page instead.

Listing Lifecycle: When you publish a property, it expires in 21 days. If you have an active promotion, the listing expires at whichever is later: 21 days from publish or when your promotion ends.

Manual Extensions

  • Extension: Adds 10 days to your listing (maximum 31 days total)
  • Extension Limit: Only one extension allowed per listing
  • After Extension Cap: Listing will automatically archive when it expires

Promotion Auto-Coverage

If you add a promotion that extends beyond your current expiration date, your listing automatically extends to match the promotion end date. This doesn't count against your extension limit and can go beyond 31 days.

Automatic Archiving

Listings automatically archive after whichever comes later: the 31-day mark or the end of any active promotion. You'll get an "Expiring Soon" notification 5 days before expiration (unless a promotion already extends past that date).

Republishing

Published Date remains unchanged when republishing a sold property. Sold Date clears when republishing (since the deal fell through). Republishing does not reset the expiration timeline or extension count.

Tip: Strategic promotion timing can extend your listing well beyond the normal 31-day limit without using your extension allowance.
