Rental and BRRRR calculator FAQs

How do you calculate cash flow on a rental?

Start with the monthly rent, take out vacancy, then subtract taxes, insurance, any HOA, and set-asides for repairs, big replacements (roof, HVAC) and management. That is the net operating income. Subtract the mortgage payment and what is left is your monthly cash flow.

What is a good cash-on-cash return?

Many rental investors look for 8% to 12% a year on the cash they put in. Lower can still make sense in areas expected to grow; higher usually means more work or more risk. Compare it to what your cash would earn elsewhere.

How does the BRRRR method work?

Buy a property that needs work, rehab it, rent it, then refinance it at its new value (often 70% to 75% of the ARV) to pull your cash back out, and repeat. It works when the purchase plus repairs comes in well under what the lender will lend after the rehab.

Why set aside money for repairs and capital expenses?

Roofs, HVAC systems and water heaters wear out on their own schedule. Setting aside a share of the rent each month (often 5% to 10% each for repairs and big items) keeps one bad month from wiping out a year of cash flow.
