How MAO works

Cash buyers work backward from the after repair value. They take a share of the ARV (often 70%), subtract repairs, and that's the most they'll pay. The rest covers their closing, holding and selling costs, and their profit.

As the wholesaler, your contract price plus your fee has to fit under that number. Leave a buyer real margin and the deal moves fast.

Wholesaling in Texas

Texas requires wholesalers to disclose to buyers that they're selling their interest in a contract, not the property itself. Assignments and double closes are both common.

On PropPipeline you list free, Texas cash buyers in DFW, Houston, San Antonio and statewide contact you directly, and the deal stays yours.

Wholesale deal calculator FAQs

What is MAO in wholesaling?

MAO is the maximum allowable offer: the most a cash buyer can pay and still make their numbers work. The common formula is ARV times 70% minus repairs. Buyers in hot areas or doing rentals may go to 75% or 80%.

How do I figure out my assignment fee?

Start from the buyer's MAO and subtract your contract price with the seller. What's left is the room for your fee. Leaving the buyer a margin is what gets a deal assigned quickly.

What should I list my wholesale deal at?

Your contract price plus your fee, kept at or under the MAO. Buyers on PropPipeline see the all-in percentage of ARV on every listing, so a price near 70% stands out.

Is the 70% rule right for every Texas market?

It is a starting point. Lower-priced areas and heavier rehabs often need 65%. Strong DFW, Austin and Houston suburbs, and rentals, often trade at 75% to 80%. Pick the target that fits your buyers.
