Repair Cost Estimator
A quick ballpark for a Texas rehab: pick how deep the work goes and the big items, and get a repair range to plan your offer with.
Typical 2026 Texas pricing for investor-grade work, not a quote. Always get contractor bids before you commit.
How the estimate is built
Interior work is priced per square foot for the level you pick. Big items are added as ranges for a typical 1,500 sq ft house, and the roof, plumbing, electrical and windows grow with the size of the house. A 10% contingency covers what turns up once work starts.
Why repairs move the price
Cash buyers take a share of the ARV and subtract repairs to get their offer. Every dollar of repairs is a dollar off what they can pay, so the big items matter most. Call them out on your listing and buyers can make their numbers fast.
Repair cost estimator FAQs
How much does it cost to rehab a house in Texas?
Roughly $15 to $25 per square foot for cosmetic work, $30 to $50 for a moderate rehab with a new kitchen and baths, and $60 to $90 for a full gut, before big items like a roof, HVAC or foundation. Prices run higher in Austin and parts of DFW and lower in smaller towns.
What repairs cost the most?
Foundation, roof, HVAC, a plumbing repipe and electrical work. These are the items that turn a good deal into a bad one, so check them first on a walkthrough and get a contractor or inspector to look before you commit.
Why add a contingency?
Rehabs almost always find something once walls and floors are open. A 10% cushion keeps a surprise from wiping out the profit. Older houses and full guts often need more.
How do wholesalers use a repair estimate?
Buyers figure their offer as ARV times their target percentage minus repairs, so the repair number moves the price directly. A realistic estimate, with the big items called out, makes a deal easier to sell and builds trust with buyers.
