How do I analyze a wholesale deal?
Start with the ARV and the repairs, then work back to the most you can pay. The common rule of thumb is 70% of ARV minus repairs. Then check the costs: buying and selling, holding, and the loan. Analyze a Deal lays all of that out from the wholesaler's email or flyer, and you can change any number.
What is the 70% rule?
A quick way to set a maximum offer: 70% of the after repair value, minus the repairs. On a $255,000 ARV with $35,000 in repairs, that is $143,500. It leaves room for costs and profit. You can switch to 65, 75 or 80% in the analysis.
Can I analyze a deal from another wholesaler or a Facebook post?
Yes. Paste the text, drop in a link or screenshot, or forward the email. The analysis is private to you and the deal is never posted anywhere.
